A Victorian townhouse reimagined as six premium flats — and sold entirely before a single unit completed.
This project involved the comprehensive conversion of a substantial five-bedroom Victorian detached townhouse in a Surrey town centre into six one and two-bedroom flats. The finished development was received with such confidence by the market that every unit was sold off-plan before the scheme reached practical completion — the clearest possible validation of the quality and appeal of the finished product.
The project is perhaps most notable for what happened structurally: a new basement level was created through the underpinning of the entire existing structure, whilst the roof plate was simultaneously lifted to raise the building's roofline and create a new fourth floor. Combined with multiple extensions to the original Victorian footprint, the result was a significantly larger and more complex building than the one YayYay began with — all while retaining the character and detailing of the original Victorian facade.

The Structural Challenge — 1 Metre from Neighbours
The site presented one of the most demanding constraint environments of any project in YayYay's portfolio. With occupied neighbouring properties sitting just one metre from either side of the building, the construction programme required exceptional care, sequencing, and structural precision at every stage. Any movement of the host structure — during underpinning, extension, or roof-raising — carried the potential for significant impact on the neighbouring buildings and their occupants.
This is the kind of project that separates experienced, technically confident contractors from the rest. The party wall agreements, structural monitoring regime, and construction sequencing required a methodical and rigorous approach — and the quality of the completed development stands as proof that it was delivered without compromise.
Underpinning to Create a New Basement
The creation of an entirely new basement level required the underpinning of the full footprint of the original building — a complex and carefully staged structural operation. The underpinning was designed to transfer the building's load to a new, deeper foundation system, allowing the ground level to be excavated beneath while the structure above remained fully stable. The new basement level added significant additional floorspace to the scheme, enabling a unit count and mix that would otherwise have been impossible within the building's existing envelope.
Lifting the Roof Plate
At the same time as the basement works progressed, the roof plate was lifted to increase the building's roofline height and create a new fourth-floor level within the expanded roof space. This involved careful temporary propping and structural works to raise the existing roof structure to its new position, where it was permanently secured, insulated, and finished — the new floor beneath providing additional living accommodation without altering the character of the Victorian roofline as seen from the street.
Finish Quality
Despite the structural complexity of the scheme, the finish quality throughout matches the highest standards of YayYay's residential portfolio. The bespoke open-riser staircase with stainless steel balustrade and cable infill panels is a signature feature of the communal entrance — setting the tone for the quality of each individual flat. Throughout, the detailing is precise and the specification generous, befitting the town-centre location and Victorian character of the building.
The preservation and reinstatement of the Victorian facade — the ornate gable, decorative bargeboards, bay window, and period brickwork — was integral to the planning consent and to the appeal of the completed development. The building's period character is its most immediately striking quality, and it was protected throughout.
